There are a lot of apartments, and this will be needed to to calculate how much I can expect to see. Keep in mind all apartments will fill up. What gives me justification for this assumption? Well subsidized housing options has a 2-3 year wait list to them. This means there are more people that needs homes than there are homes to provide for people. Also, 3 and 4 Bedrooms apartments aren’t common. If a family wants an apartment for those sizes, then these will fill up just because of inventory. The costs are as follows:
$750/month for 20 SRO?s = $15,000/month
$1530/month for 72 1B units = $110,160
$1,850/monrh foe 54 2B units = $99,900
$2,370/month for 36 3B units = $85,320
$2,650/month for 18 4B units = $47,700
Total is $358,080

This amount is just for the subsidized units, and SROs. This does not include parking charges, or employee housing options. I would assume the garage won’t be as big of a money maker if there aren’t many tenants with an automobile. Employees will pay $1,185 per month as an incentive to move to this 3B apartment. However, the employee might not benefit from a 3B apartment if they need a 3B house. Since I can’t predict every employee’s needs, I will have to focus on the most likely option. In addition for employees, and tenant – parking in this building will be $150/month + 50ยข per kWh for charging an EV. Each tenant can have 1 parking space, and the employees will have 2.
