Floor 1

Floor 1 will be a bit busy. There will be the building’s office, a convenience store, the mail area, garage bays for the APS?, and the building entry point. I will try to go into detail of each space as below.

Convenience Store

There will be a convenience store to reduce the amount of travel a tenant might have to do to get the quick groceries they need. If the tenant has a suggestion for the store to carry, they can write to food@fsp.homes. If there is enough demand, it will be acquired. I would like to think I will make good decisions. One thing to note is that I will not sell cigarettes, or vaping products. The store will simply not carry these products due to my personal distaste for them. They are also unhealthy, and even dangerous to others via second hand smoke.

I will seek 2 employees – each working three 13 hour shifts. The employee will come in at 6:30AM do what they need to do with regards to stocking. They will open at 7AM, and serve the customers as they come in. At 7PM, they will close and lock the door. One this happens, the employee will do anything that they will need to do, and leave at 7:30PM. If they have an apartment in the building, then they will just take an elevator up to their floor. They will have to be an employee before getting their space, or be on subsidized housing.

Garage Bays

There will be 5 bays on one side of the building, and another 5 bays in the rear of the building. The enter bays will be on the side while the exit bays will be in the rear. The tenant will be responsible to make sure they sent the vehicle off to be placed. If not, they might get towed as they are taking a spot that others need to get into the APS. Exiting will be done in the back of the building, and therefore not taking up traffic by forming a line to get in. Parking is $15/hour, or $150/month. Every vehicle in the APS is secured, and no one but myself, and qualified technicians will have access to the APS garage system.

Mail Area

Each unit will have a mailbox that they can check for mail. It is up to the tenant to check the mailbox, and to the responsibility of the letter carrier to deliver the mail. You would scan your digital key over the reader, and the mailbox will open. You can be notified by SMS if a new mail has come in. This is because there is a light that connect with the other sensor. When that light to the sensor is broken, then the notification is made. This will make your life easier.

There is also a shelving system that packages can be left at. This is not a secured area, so anyone could theoretically steal a package, and with so many apartments, there will be at least one thief in the building. There will be cameras, and if identified, then the tenant will be evicted. If you are concerned about your packages, you can use a PMB? to have your packages sent to. This is also good if you don’t want people to know where you live. A PO Box will make more sense if you aren’t having packages delivered to your box. This is of course an additional expense.

Office

Each building ideally has a building manager. The manager will be in the office during working hours. When someone enters the public foyer, they will see a metal door close to the entry point, and this metal door is the building’s office. People wishing to apply for the office will find applications available as well as a URL? to the online application process. If the potential tenant has an appointment, the manager will take the potential tenant to the apartment they qualify for. They will then inspect the unit and make a decision of if they want it. If they decline, they will be taken off the list, and will have to reapply if they want another chance to come back in. In turn, the potential tenant will only be shown spaces they asked for. If the tenant didn’t select studios, then they will not be shown studios even if someone behind them did select studios.

The manager will also answer phone calls, and emails from people contacting the office. If they have an appointment with the tenant, then they will place the phone in DND (Do Not Disturb), and work with the tenant’s needs. If the tenant needs a document filled out, they can slide it under the door in an envelope. They should put their name and unit number in the top left of the envelope, and the department (such as management) and the reason for the envelope in the center. This will allow the manager to address the issues at hand. If the document has to be returned to the tenant, it would be scanned as a .pdf file, and emailed to them. If email is not valid, then they will be able to send as a fax, or the tenant can come down for the physical document. Once the tenant confirmed they received the document, the physical document that was scanned will be shredded for privacy reasons. If a new copy needs to be sent, then the document can be printed and given to the tenant.
